Why PAT Testing Matters for Landlords?
Portable Appliance Testing (PAT) is a legal and safety essential for every rental property. While PAT Testing itself is not a named legal requirement, landlords must ensure all electrical appliances they provide are safe — as required under the Electricity at Work Regulations 1989 and the Landlord and Tenant Act 1985.Our certified engineers provide fast, accurate, and fully compliant PAT Testing to help landlords protect tenants, meet insurance requirements, and avoid costly penalties. We deliver a smooth, hassle‑free service designed around the needs of busy property owners.
Every inspection is measured against the latest IET Wiring Regulations, giving you complete confidence that your property is protected from electrical faults, fire risks, and shock hazards.

📅 How often do I need one?
Most landlords test every 12 months, especially for high‑use or high‑risk appliances. Some low‑risk items may be tested less frequently, but annual testing is the industry standard for rented homes
What appliances need to be PAT tested?
Any portable or movable electrical appliance you provide to tenants, including:
• Kettles, toasters, microwaves
• Fridges, freezers
• Washing machines
• Heaters, fans
• Extension leads
• Lamps and small plug‑in devices
If it plugs into a socket, it should be tested.
My appliance is under warranty — do I still need a PAT test?
Yes. A manufacturer’s warranty does not replace the need for PAT Testing. Warranty only covers repairs or replacement if the appliance stops working. PAT Testing is different — it checks whether the appliance is electrically safe to use and does not pose a risk of shock or fire. Even a brand‑new appliance under warranty can be unsafe if the plug, cable, or internal wiring is damaged. PAT Testing helps landlords prove they’ve taken reasonable steps to keep tenants safe and meet their legal responsibilities.
What are the steps involved in PAT Testing?
PAT Testing follows a clear, structured process to make sure each appliance is electrically safe.
- Visual inspection to check plugs, cables, casings, and signs of damage.
- Electrical safety tests using calibrated equipment (earth continuity, insulation resistance, polarity).
- PASS or FAIL labelling applied to each appliance.
- Results recorded for your compliance report.
- Advice provided if any appliance fails the test.
- Digital PAT Certificate issued once all testing is complete
Finally, you receive a PAT Testing Certificate listing every appliance tested.
