Great service from Eco Tech Electrical Contractors Ltd. My shop shutter in IG11 kept tripping the fuse which also caused my security door mag‑lock to stop working. As a gold shop this was a serious security issue. Shashi arrived quickly, diagnosed the fault and repaired everything professionally. Very reliable and trustworthy electrician. Highly recommended

We’ve used Eco Tech Electrical Contractors several times now for different compliance jobs and they’ve been excellent every time. They carried out our EICR last year, then installed our fire alarm panel and emergency lighting, and most recently helped us with surge protection after we had issues with our machines and inverters. All the work has been completed to a very high standard, everything is explained clearly, and the service is always reliable and professional. Highly recommended for any commercial electrical or compliance work.

Who is responsible for Legionella compliance?

Landlords, business owners, and duty holders are legally responsible under HSE L8 and ACOP guidelines. They must ensure the water system is safe, risk‑assessed, and properly maintained.

How long does a Legionella Risk Assessment last?

There is no fixed legal expiry, but HSE recommends reviewing the assessment every 2 years, or sooner if the property changes tenants, the water system is altered, or risk factors increase. HMOs and commercial buildings often require annual reviews.

 

Do I need a Legionella assessment for a single rental property?

Yes. All rented properties — including single flats, houses, and HMOs — require a Legionella Risk Assessment. It is a legal duty under the Health & Safety at Work Act and applies to both domestic and commercial premises.

What causes a property to fail a Legionella assessment?

Common failure points include:
