The pricing was upfront and very reasonable with no hidden costs for extra circuits (as I've experienced before). The certificate was very quickly shared after the job was finished. Highly recommend.

Great experience with Eco Tech. Sashi was very thorough and did a great job, even managed to find a problem I didn't not know about. Took his time and was very polite and professional. Would definitely recommend
We run a very busy commercial laundry with 30–40 staff, and Eco Tech Electrical Contractors have been our trusted electricians for years. Shashi installed two 63A 3‑phase isolators for our new compressors, added extra sockets, upgraded our surge protection and completed all work to a very high commercial standard. Everything was installed on steel cable trays with armoured cable and steel ties, extremely neat and professional. He also advised us on fire safety and the need to review our Fire Risk Assessment as we add new machinery. Highly recommend — reliable, knowledgeable and NICEIC Approved.”
I recently used Shashi from Eco Tech Electrical to carry out the EICR and Gas Safety certificates for my friend’s rental property, and I couldn’t be happier with the service. From start to finish, Shashi was brilliant. He was super responsive and clear with communication, explained everything properly, and answered all my questions (there were quite a few) without ever making me feel rushed. He turned up right on time, worked professionally and efficiently, and even gave helpful feedback on the property along the way. The quality of work is genuinely top-notch - thorough, neat, and done to a high standard. Everything was completed smoothly and the certificates were issued promptly. I would highly recommend Shashi and Eco Tech Electrical to anyone. I’ll definitely be using him again for any future electrical or gas work. Absolute pleasure to deal with!
We run a large leisure centre in Queensway, Central London with bowling, ice skating, AR Darts and arcade areas, and we rely on Eco Tech Electrical Contractors for all our electrical safety work. Shashi carried out a full commercial PAT testing programme for us and was extremely thorough, professional and knowledgeable. He explained the safety issues clearly, worked around our busy operating hours and ensured all equipment was tested without disrupting customers. As a NICEIC Approved Contractor, he gave us complete confidence that everything was compliant and up to standard. Highly recommended for any business that needs reliable, high‑quality electrical testing and safety services in London.
We recently used Eco Tech Electrical Contractors for a full EICR at our Fireaway Pizza branch in Woodford. Shashi carried out a very thorough inspection of the entire premises, explained all findings clearly and ensured everything was tested safely and professionally. He worked efficiently around our team, kept us informed during the necessary power-off stages of the inspection, and provided a detailed report with clear recommendations. As a NICEIC Approved Contractor, he gave us complete confidence that our electrical installation meets current safety standards. Highly recommended for any commercial business needing reliable and professional EICR testing in London.
Have used Shashi at Eco Tech Electrical Solutions Limited on multiple properties for EICR's and electrical repairs. He is excellent and responds to messages promptly. Does not do unnecessary work and carries out repairs as needed at a reasonable rate. I would highly recommend him.
Shashi recently upgraded our consumer unit and carried out some rewiring work around the house. Really happy with the whole experience from start to finish. He turned up when he said he would and explained everything clearly. He also helped sort the electrical certificates/EICRs needed for our tenants, which made the whole process much easier and stress-free. It’s hard to find reliable tradespeople these days, but Shashi was professional, honest and reasonably priced. Would definitely recommend him to anyone needing electrical work done.
Great job and very helpful person, definitely highly recommended

EICR Explained: A Complete Guide for Landlords and Property Owners:
Electrical safety is a legal requirement in the UK, and the Electrical Installation Condition Report (EICR) is the primary document that proves a property is safe, compliant, and maintained to the correct standards. Whether you are a landlord, homeowner, or managing agent, understanding the EICR process is essential for protecting your tenants, your property, and your legal responsibilities.
This guide explains everything you need to know — clearly, professionally, and in line with current regulations.
Landlords must also ensure their property has compliant fire alarm testing carried out regularly.
HMO landlords often combine their EICR with PAT testing services to stay fully compliant.
What Is an EICR?
An Electrical Installation Condition Report (EICR) is a formal inspection carried out by a qualified electrician to assess the safety and condition of a property’s electrical installation.
The purpose of an EICR is to:
• Identify defects, deterioration, or damage
• Highlight any safety risks
• Ensure the installation meets current standards
• Confirm the property is safe for continued use
The report will classify issues using the standard C1, C2, C3, and FI coding system, helping landlords understand what is dangerous, what needs improvement, and what is advisory.
All inspections follow official NICEIC safety standards.

BS 7671: New Regulations in Action — What Landlords Must Know?
Booking the wrong type of EICR can invalidate your report.
Key Changes That Affect London Landlords
High‑risk buildings (HMOs, care homes, supported living) now require Type A RCDs — Type AC may be coded C2 (Fail).
TT earthing systems cannot use Type AC RCDs — this is an automatic C2 for any property.
AFDDs are now mandatory in certain high‑risk residential buildings — missing AFDDs can result in a C2.
SPDs are essential for buildings with Grade A fire alarm panels — missing SPD becomes a C2.
Fire safety rules are stricter for HMOs — plastic consumer units in protected escape routes can now fail the EICR.
EICR Codes Explained:
⚠️C1 Code
C1 indicates an electrical fault that presents an active and immediate danger. This level of defect carries a high risk of electric shock or fire and means the installation is not safe to use.
Required Action: The circuit or equipment must be made safe without delay and repaired by a qualified electrician before it can be energised again.
⚡C2 Code
C2 observation identifies a fault that is not immediately dangerous, but has the potential to become hazardous if left unaddressed.
Required Action: Repairs should be carried out as soon as possible to prevent the issue from developing into a safety risk.
🔧C3 Code
Improvement Recommended
C3 observation highlights an aspect of the installation that is not unsafe, but could be improved to enhance overall safety and compliance.
Recommended Action: Plan the recommended improvements when convenient to maintain a safe and well‑maintained electrical installation.
🔍FI Code
Further Investigation Required
FI observation means part of the installation could not be fully inspected during the assessment. There may be underlying issues that require deeper examination.
Required Action: Arrange a further investigation so any hidden faults can be identified and addressed appropriately.
What Is BS 7671 (Wiring Regulations)?
BS 7671, also known as the IET Wiring Regulations, is the national standard for electrical installations in the UK.
It sets the rules for:
• Design
• Installation
• Inspection
• Testing
• Safety requirements
The current edition is the 18th Edition (with Amendment 2).
An EICR checks whether your installation meets the safety requirements of BS 7671.
If it doesn’t, the report will highlight the issues and recommend corrective action.
What Is EAWR (Electricity at Work Regulations 1989)?
The Electricity at Work Regulations (EAWR) require that all electrical systems are maintained in a condition that prevents danger.
This applies to:
Landlords
Employers
Duty holders
Commercial property owners
EAWR places a legal duty on responsible persons to ensure electrical installations are safe, regularly inspected, and properly maintained.
EICRs are one of the primary ways to demonstrate compliance with EAWR.
Landlord Responsibilities Under Electrical Safety Regulations:
Landlords must:
Ensure the electrical installation is safe throughout the tenancy.
Provide tenants with a copy of the EICR.
Provide the local authority with a copy within 7 days if requested.
Complete remedial work within the required timeframe.
Use a qualified, competent electrician (NICEIC, NAPIT, or equivalent).
Landlords must also ensure their property has compliant fire alarm testing carried out regularly
EICR London – Frequently Asked Questions
Yes. Under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, all rental properties in London must have a valid Electrical Installation Condition Report (EICR). Landlords must:
- Have an EICR carried out every 5 years, or sooner if recommended
- Provide a copy to new tenants before move‑in
- Provide a copy to existing tenants within 28 days
- Provide a copy to the council within 7 days if requested
For homeowners, an EICR is not legally required, but it is strongly recommended every 10 years or when selling a property.
The recommended intervals are:
- Landlords: Every 5 years (legal requirement)
- Homeowners: Every 10 years
- HMOs: Every 5 years (mandatory)
- Commercial properties: Typically every 5 years
- When selling or buying a house: Often required by solicitors or mortgage lenders
If the previous report recommends a shorter interval (e.g., 1 or 3 years), you must follow that.
An EICR is a full assessment of the safety and condition of your electrical installation. It includes:
- Consumer unit (fuse box) condition
- RCD protection
- Earthing & bonding
- Socket and switch safety
- Lighting circuits
- Cable condition
- Signs of overheating or damage
- Testing of circuits (continuity, insulation resistance, polarity, loop impedance)
- Identification of defects, deterioration, or non‑compliance with BS7671
The engineer will test every accessible circuit and visually inspect the entire installation.
It depends on the size, condition, and number of circuits in the property:
- 1‑bed flat: 45 min – 2 hours
- 2‑bed flat: 1.5- 2.5 hours
- 3‑bed house: Up to 2 hours
- Large or older properties: 3-4+ hours
If issues are found, the inspection may take longer because additional testing is required.
The cost of an EICR in London depends on several factors, including the size of the property, the number of circuits, the age of the installation, and how easily the engineer can access the consumer unit and sockets. Smaller flats typically take less time to inspect, while larger or older properties may require more detailed testing. For an accurate quote, it’s best to check our live pricing or use our online booking system.
These codes determine whether your installation is safe:
- C1 – Danger Present Immediate risk of electric shock or fire. Must be made safe immediately.
- C2 – Potentially Dangerous Not immediately unsafe but could become dangerous. Remedial work required.
- C3 – Improvement Recommended Not dangerous but not compliant with current standards. Optional upgrade.
- FI – Further Investigation Required Something is unclear or suspicious; more testing is needed before a result can be given.
If you receive C1, C2, or FI, the EICR is unsatisfactory.
If the report is unsatisfactory:
- You must complete remedial work
- Only a qualified electrician can carry out the repairs
- A satisfactory certificate or written confirmation must be issued after repairs
- Landlords must complete work within 28 days (or sooner if the report states)
Once fixed, you do not need a full new EICR — only confirmation of compliance.
Legally:
- 28 days to complete remedial work
- Shorter if the report specifies a more urgent timeframe
- You must provide written proof of completion to the tenant and local authority
If a landlord fails to comply, councils can issue fines up to £30,000.
It’s not a legal requirement, but:
- Many solicitors, surveyors, and mortgage lenders now request it
- Buyers often ask for one to avoid hidden electrical issues
- A recent EICR increases buyer confidence and speeds up the sale
If the installation is older than 10 years, an EICR is strongly recommended.
EICR (Electrical Installation Condition Report) A safety inspection of an existing installation.
EIC (Electrical Installation Certificate) Issued for new installations, consumer unit replacements, or major rewires. These works normally require Building Control notification under Part P.
Minor Works Certificate Issued for small jobs such as:
- Adding a socket
- Adding a light
- Small circuit alterations
They are not interchangeable.
Yes. HMOs and all rental properties in London must have:
- A valid EICR every 5 years
- Remedial work completed within 28 days
- Proof of compliance available for tenants and the council
Councils can request the certificate at any time.
Common reasons include:
- No RCD protection
- Damaged sockets or switches
- Exposed live parts
- Old or deteriorated wiring
- No earthing or bonding
- Overloaded circuits
- Incorrect polarity
- High earth loop impedance
- Failed insulation resistance
- DIY electrical work
Older properties fail more often due to outdated wiring.
A qualified electrician will perform:
- Continuity testing (checking cables are connected correctly)
- Insulation resistance testing (checking for cable deterioration)
- Polarity testing
- Earth loop impedance testing
- RCD testing
- Visual inspection of all accessible components
These tests ensure the installation is safe and compliant.
- Landlords: 5 years (legal requirement)
- Homeowners: 10 years (recommended)
- Commercial: 5 years (typical)
- HMOs: 5 years (mandatory)
If the report recommends a shorter interval, you must follow it.
