A full Electrical Installation Condition Report is required every 5 years or at the start of a new tenancy.

📄 Report Sharing

🏠 What Is an EICR?

An EICR is a detailed assessment of your wiring, circuits, and consumer unit to confirm electrical safety. It identifies defects, fire hazards, wear and tear, and any breaches of BS 7671 compliance requirements.

📅 How often do I need one?

  • Landlords/HMOs: Every 5 years or change of tenancy.
  • Businesses: As per Electricity at Work Regulations.

⚠️ What if my EICR fails?

⏱️ How long does it take?

Most inspections take 1–3 hours. We will need to turn the power off briefly, but we keep disruption to a minimum.

🧾What do C1, C2, C3 and FI mean on an EICR?

These codes show whether your property meets safety and legal standards:

C1: Immediate danger — must be made safe now.
C2: Potential danger — property cannot pass until fixed.
C3: Safe but improvement recommended — still passes.
FI: Needs further investigation — cannot pass until checked.
